What It Is

Real numbers instead of guesswork

Mold testing puts laboratory data behind what an inspection finds. We collect samples from the air, from a surface, or from settled dust, send them to an independent laboratory, and come back with a report naming the mold species present and the levels they are at.

That matters because mold is not all the same. Some species are common and expected indoors. Others are the ones physicians ask about when a patient is not getting better. A test tells you which ones are in your building and how much of each.

Testing is always optional, and you never have to decide before your appointment. John inspects the building first, then walks you through which tests would actually tell you something useful about your situation.

Testing Options and Pricing

The tests we offer

Different questions call for different samples. Every sample goes to an independent, certified laboratory.

Mold Spore Air Testing

$150 per test

Air sampling that shows which airborne mold spores are present in the sampled area at the time of testing. The most common starting point.

IMS Laboratory, Commerce Township, MI

Lift Sample Testing

$150 per test

A surface sample collected from an area of visible or suspected growth, then analyzed by the laboratory to identify the species.

IMS Laboratory, Commerce Township, MI

Wall Cavity Testing

$225 per test

Used when there is a specific concern about mold or spores inside an enclosed wall cavity, where nothing is visible from either side.

IMS Laboratory, Commerce Township, MI

HERTSMI-2 Testing

$325 per test

A targeted dust based analysis of five mold species, used to calculate a HERTSMI-2 score. Often requested when health concerns are involved.

Mycometrics, NJ or EnviroBiomics, TX

ERMI Testing

$525 per test

Dust based testing that analyzes selected mold species and produces an ERMI score based on the laboratory methodology.

Mycometrics, NJ or EnviroBiomics, TX

Mold Biotoxin and Fungal Count

$575 per test

Our most in depth option, for when you want the fullest picture of the environment. Detects mycotoxins and provides a fungal count.

RealTime Laboratories, Carrollton, TX

Whole home thermal imaging

Mold needs moisture to grow, and the source is not always where you can see it. Thermal imaging uses an infrared camera to find temperature differences across walls, ceilings, and floors, because materials holding moisture read differently than the dry material around them.

$100 whole home
  • Helps identify hidden moisture or water intrusion
  • Reveals areas of concern that are not visually apparent
  • Pinpoints where to take additional moisture readings
  • Screens broadly without opening walls or ceilings
  • Can reduce unnecessary invasive investigation

Worth knowing: thermal imaging does not see mold through walls and does not by itself confirm that mold or moisture is present. It identifies temperature patterns that tell us where to look closer.

Our Air Testing Process

How an air test works

We compare the air inside your building to the air outside it, because outdoor air is the baseline for what is normal in your area that day.

Sample Indoors

We collect air samples from the areas of concern inside the building.

Sample Outdoors

We take an outdoor sample on the same day as the comparison baseline.

Independent Lab

Samples go to a certified outside laboratory, so the results are not ours to influence.

Your Report

Sampling location and method, species identified, and spore counts for each.

We Explain It

We email the lab report with a written summary so you understand what it says.

Before Your Appointment

Preparing your home for testing

If you want to keep testing as an option, start this 24 hours before your appointment. Doing it is simple, and it keeps the sample representative of normal conditions.

For 24 hours, please

  • Keep windows closed
  • Turn off air purifiers

You can keep running

  • Your furnace or air conditioning
  • Fans
  • Bathroom and kitchen vent fans
When Testing Helps

Reasons people ask us to test

Testing answers questions that looking alone cannot.

You suspect mold but cannot see any
A physician is treating symptoms and asked for documentation
You are buying or selling and want the building documented
You want the work documented before and after remediation
You need to know which species and levels are present
You have previous testing reports and want them reviewed
Why MoldPro

Testing you can rely on

Independent Labs

Samples are analyzed by certified outside laboratories, never by us. The numbers are not ours to shade.

Certified and Experienced

Sampling is done by owner John Du Bois, a licensed builder holding certifications in mold inspection, remediation, and water restoration.

We Explain the Report

A lab report is dense. We email it with a written summary and walk you through what it actually means.

Chemical-Free Remediation

If the results call for remediation, we remove mold without harsh chemicals from start to finish.

Independent Lab Analysis

We do not grade our own work

Every sample we collect is sent to a certified independent laboratory. We do not analyze our own samples, and we do not decide what the numbers say.

That is deliberate. When a company tests, remediates, and then tests again using its own results, you have no way to verify anything. Using outside labs means the before and after numbers on your report came from somewhere with no stake in the outcome.

What Clients Say

Trusted by our neighbors

★★★★★

I used a mold kit to test before and after their work. Before, we had 2 to 6 colonies throughout the house. Now I have 0 to 2. The proof is in the pudding.

They recommended I get tested for CIRS and they were right. My doctors had been running tests on me since August with no answers. If it was not for them I would still be getting test after test.

They came out without delay to do an inspection. They found no evidence of mold, but did help us realize our air vents were very dusty inside and that could have been the issue.

Testing Questions

Common questions

Which mold test do I need?

You do not have to decide before your appointment. Air testing is the usual starting point when you suspect a problem but cannot see it. Lift sampling is for growth you can see. ERMI and HERTSMI-2 are dust based and often requested when health concerns are involved. Wall cavity testing is for a specific concern inside a wall. John inspects first, then explains which tests would tell you something useful about your building.

Do I have to do any testing at all?

Testing is optional and always your call. Some people are comfortable moving forward on the findings from the physical inspection alone. Others want laboratory data, especially when health concerns are involved or when a property is changing hands. We will give you our recommendation and the reasoning behind it.

How do I prepare my home?

Starting 24 hours before your appointment, keep windows closed and turn off any air purifiers. You can keep running your furnace or air conditioning, fans, and bathroom and kitchen vent fans. That keeps the sample representative of how the building normally is.

Can my doctor use these results?

Yes. Our reports name the mold species and levels found, which is the information physicians and health professionals ask for when connecting symptoms to a building. We can also review previous environmental or mold testing reports you already have.

Do you test after remediation?

Yes, and we recommend it. Post remediation testing compares the air in the finished space to the outdoor air, so you have documentation that the work returned the building to a normal condition rather than just our assurance that it did.
