Victorian homes at the headwaters of the Rouge
Northville wears its history openly. The Northville Historic District holds 73 historic buildings, most of them homes built between 1860 and 1880, and it has been on the National Register of Historic Places since 1972. Next door, Mill Race Village preserves older buildings that were moved there to save them.
Water powered the town. In 1936, Henry Ford opened a valve plant designed by Albert Kahn on the site of an old gristmill, complete with a working waterwheel, as part of his Village Industries program. The Middle Rouge River begins here and flows south through the hills toward Plymouth.
For decades, part of that river ran out of sight. In 1962, 1,100 feet of it was buried in a concrete culvert beneath Northville Downs, the harness track that ran from 1944 to 2024. Today that stretch is open again as the centerpiece of a new River Park. Old foundations, hillside lots, and a river running through town keep moisture close to a lot of Northville homes. When it gets inside and stays, mold follows.
Where moisture shows up around Northville
Every home is different, but these are the conditions we look at first in this area.
Historic Homes
Homes from the 1800s often sit on fieldstone or brick foundations with no vapor barrier. Ground moisture passes right through, and generations of additions add more seams for water to find.
Hillside Lots and Walkouts
Northville is built on hills. Homes set into a slope have one side of the lower level underground, and rain and snowmelt run downhill straight toward that wall.
Near the Rouge and Mill Pond
Lower ground near the river and the pond stays wetter after heavy rain, and the air there carries more moisture. Sump pumps and basement walls get tested more often.
Attics Over Bathrooms
Steam from a bathroom below can soak the framing above it. On a recent job in nearby Livonia, we removed water-damaged framing over a bathroom and cleaned the attic before new insulation went in.
Under Sinks and Cabinets
Slow drips under kitchen and bath sinks go unnoticed for months. We regularly remove sink cabinet bottoms, clean the subfloor, and replace them with mold-resistant materials.
Finished Lower Levels
Carpet and drywall over a concrete basement floor and walls hold moisture where nobody sees it. A musty smell is often the first sign something is growing underneath.

They made sure everything was properly contained and took the necessary steps to keep my home clean while they were here. Great hardworking group of guys that do the job right.
MoldPro did an outstanding mold remediation job on my brother’s house. MoldPro being chemical free makes a world of a difference to me as well. It really goes a long way.

Common questions
Do you serve Northville and Northville Township?
Yes. We work throughout the city of Northville and Northville Township, plus Novi, Plymouth, Livonia, Farmington Hills, and South Lyon. Our office in Milan is about 40 minutes away.
Our historic home has a fieldstone foundation and a musty basement. Is that mold?
Old foundations let ground moisture through, so a musty smell is common, but it is worth checking. We take moisture readings, look at the spots mold likes to hide, and tell you whether you are dealing with damp air, a leak, or active growth.
Our walkout lower level is built into a hill and always feels damp. What can we do?
When water runs downhill toward a buried wall, moisture works through the concrete and into drywall, carpet, and framing. An inspection shows where water is getting in and whether mold has started, and we remove any growth we find.
We found mold under our kitchen sink. How do you handle that?
We contain the area, run a HEPA air scrubber, remove the affected cabinet bottom, and clean the subfloor. We can replace the cabinet base with a mold-resistant material so a future drip does not start the problem over.
We are selling our Northville home. Does your warranty transfer?
Yes. Qualifying remediation projects come with an 18 month warranty that transfers to the new owner, as long as there are no new water intrusions or moisture problems.
