Mold testing puts laboratory data behind what an inspection finds. We collect samples from the air, from a surface, or from settled dust, send them to an independent laboratory, and come back with a report naming the mold species present and the levels they are at.
That matters because mold is not all the same. Some species are common and expected indoors. Others are the ones physicians ask about when a patient is not getting better. A test tells you which ones are in your building and how much of each.
Testing is always optional, and you never have to decide before your appointment. John inspects the building first, then walks you through which tests would actually tell you something useful about your situation.

Mold Spore Air Testing
Air sampling that shows which airborne mold spores are present in the sampled area at the time of testing. The most common starting point.

Whole home thermal imaging
Mold needs moisture to grow, and the source is not always where you can see it. Thermal imaging uses an infrared camera to find temperature differences across walls, ceilings, and floors, because materials holding moisture read differently than the dry material around them.

Worth knowing: thermal imaging does not see mold through walls and does not by itself confirm that mold or moisture is present. It identifies temperature patterns that tell us where to look closer.
How an air test works
We compare the air inside your building to the air outside it, because outdoor air is the baseline for what is normal in your area that day.

We do not grade our own work
Every sample we collect is sent to a certified independent laboratory. We do not analyze our own samples, and we do not decide what the numbers say.
That is deliberate. When a company tests, remediates, and then tests again using its own results, you have no way to verify anything. Using outside labs means the before and after numbers on your report came from somewhere with no stake in the outcome.

Common questions
Which mold test do I need?
You do not have to decide before your appointment. Air testing is the usual starting point when you suspect a problem but cannot see it. Lift sampling is for growth you can see. ERMI and HERTSMI-2 are dust based and often requested when health concerns are involved. Wall cavity testing is for a specific concern inside a wall. John inspects first, then explains which tests would tell you something useful about your building.
Do I have to do any testing at all?
Testing is optional and always your call. Some people are comfortable moving forward on the findings from the physical inspection alone. Others want laboratory data, especially when health concerns are involved or when a property is changing hands. We will give you our recommendation and the reasoning behind it.
How do I prepare my home?
Starting 24 hours before your appointment, keep windows closed and turn off any air purifiers. You can keep running your furnace or air conditioning, fans, and bathroom and kitchen vent fans. That keeps the sample representative of how the building normally is.
Can my doctor use these results?
Yes. Our reports name the mold species and levels found, which is the information physicians and health professionals ask for when connecting symptoms to a building. We can also review previous environmental or mold testing reports you already have.
Do you test after remediation?
Yes, and we recommend it. Post remediation testing compares the air in the finished space to the outdoor air, so you have documentation that the work returned the building to a normal condition rather than just our assurance that it did.
