Mold in Dexter

A mill town in the Huron River valley

Dexter started in 1824 as the Mill Creek Settlement. Judge Samuel W. Dexter dammed Mill Creek to run a sawmill and later a grain mill, and the town grew up around the water. The Dexter Cider Mill has been pressing apples beside the Huron River since 1886, longer than any other cider mill in Michigan.

Water still shapes the town. The old Mill Creek dam came out in 2008, and the creek now runs free through Mill Creek Park to the Huron River. Hudson Mills and Dexter-Huron Metroparks follow the river, and the nine lakes of the Huron River chain of lakes start just north of town. Rolling hills along the river valley mean many Dexter homes are built into a slope, with walkout lower levels facing downhill.

In March 2012, an EF3 tornado cut a seven mile path through the area, damaging more than 100 homes. Much of that neighborhood was repaired or rebuilt, and new subdivisions have gone up around town since. Old or new, every home here deals with river valley humidity, hillside runoff, and Michigan winters. When moisture gets inside and stays, mold follows.

What We Find in Dexter Homes

Where moisture shows up around Dexter

Every home is different, but these are the conditions we look at first in this area.

Walkouts Built into Hillsides

Homes set into the slopes of the river valley have one side of the lower level underground. Rain and snowmelt run downhill toward that wall, and walkout basements often stay damp as a result.

Furnace and Utility Rooms

On a recent Dexter job, mold had grown on the back side of the drywall in a furnace room and under a water softener. Utility rooms collect small leaks and condensation that nobody sees.

Finished Basements

Drywall over a basement wall soaks up moisture from the concrete behind it. On one Dexter project we had to remove all of the molded drywall from the basement to do the job right.

Homes on the Lakes and River

Homes near the Huron River and on the chain of lakes north of town breathe humid air all summer. That moisture settles into lower levels, crawlspaces, and stored belongings.

Older Homes Near Downtown

Dexter’s older homes near Main Street often have block or stone foundations, small crawlspaces, and additions built over the years. Each of those is a place for moisture to get in.

Bathrooms and Kitchens

Steam from showers and cooking condenses on ceilings and walls when ventilation falls short. We recently sanded molded paint off a Dexter bathroom and sealed it with a mold-resistant primer.

Dexter Questions

Common questions

Do you serve Dexter and the surrounding townships?

Yes. We work throughout the city of Dexter and in Dexter, Scio, Webster, and Lima townships, plus Chelsea, Pinckney, and Hamburg Township. Our office in Milan is about 35 minutes away.

Our walkout basement gets damp after heavy rain. Is that a mold risk?

It can be. When water runs downhill toward a buried wall, moisture works through the concrete and into drywall, carpet, and framing. An inspection shows where the water is getting in and whether mold has started.

We found mold near our furnace and water softener. What should we do?

Utility rooms are a common spot for hidden mold because small leaks and condensation go unnoticed. We inspect the area, remove the mold from drywall, framing, and flooring, and point out the source so it does not return.

I am sensitive to mold and chemicals. Is your process right for me?

Our process was built for situations like yours. We do not use harsh chemicals, we contain the work area, and we run HEPA air scrubbers while we work. Independent lab testing can confirm the result when we finish.

We are selling our Dexter home. Does your warranty transfer?

Yes. Qualifying remediation projects come with an 18 month warranty that transfers to the new owner, as long as there are no new water intrusions or moisture problems.
