Mold in Canton

From sweet corn fields to one of Michigan’s largest townships

Canton became a township in 1834, and for most of its history it was farm country. From 1925 to 1970 it was known as the Sweet Corn Capital of Michigan, and in 1960 only about 5,000 people lived here.

Then I-275 opened, and the fields turned into subdivisions almost overnight. The population grew nearly fivefold in the 1970s and kept climbing for decades. Today Canton is home to close to 100,000 people, and more than 5,000 homes have gone up since 2000 alone.

Those homes sit on flat former farmland with heavy clay soil that drains slowly, and the Lower Rouge River runs through the township. When a big storm hits, water has few places to go. On August 24, 2023, four to five inches of rain fell in a single hour and at least 225 Canton homes flooded. Water that sits in a basement for more than a day or two is how many mold problems start.

What We Find in Canton Homes

Where moisture shows up around Canton

Every home is different, but these are the conditions we look at first in this area.

Storm Flooding

Heavy summer storms can overwhelm storm sewers and push water into basements through floor drains, window wells, and foundation cracks. Wet carpet and drywall left more than a day or two is where mold starts.

Flat Ground and Clay Soil

Canton’s flat former farmland and dense clay hold water instead of draining it away. That water sits against foundation walls and finds its way through every small gap.

Homes from the 1970s and 1980s

The first wave of Canton subdivisions is now 40 to 50 years old. Original sump pumps, settled grading, and aging window wells are common sources of basement moisture.

Finished Basements

Several of our recent Canton jobs started behind finished basement walls, including drywall and framing around the main beam. Mold there can spread for months before anyone sees it.

Bathrooms That Cannot Breathe

A bath fan that is too small, or vents into the attic, leaves steam on the ceiling and walls. We recently removed mold from a Canton master bath and recommended a stronger vent so it would not return.

Closed Off Storage Rooms

Basement storage rooms and closets with no air return stay cool and still, so humidity settles in. On one Canton job we added two cold air returns to keep the air moving after the cleanup.

Canton Questions

Common questions

Do you serve Canton and the surrounding communities?

Yes. We work throughout Canton Township and in Plymouth, Westland, Wayne, Belleville, Van Buren Township, Northville, and Livonia. Our office in Milan is about 30 minutes away.

Our basement flooded in a storm. How soon could mold start?

Mold can begin growing on wet drywall, carpet, and wood within 24 to 48 hours. If water got into finished areas and was not dried quickly, call us. An inspection will show whether mold has started and where the moisture is still hiding.

Our finished basement smells musty, but we cannot see any mold. What now?

A musty smell with nothing visible usually means mold is behind drywall, under carpet, or around framing. We take moisture readings, check the spots mold likes to hide, and give you a written report on what we find.

Mold keeps coming back on our bathroom ceiling. Why?

Usually the bath fan is too small, is not running long enough, or vents into the attic instead of outside. We remove the mold and the affected paint and caulk, seal the area with a mold-resistant primer, and tell you what ventilation will keep it from returning.

We are selling our Canton home. Does your warranty transfer?

Yes. Qualifying remediation projects come with an 18 month warranty that transfers to the new owner, as long as there are no new water intrusions or moisture problems.
