A historic town on the Middle Rouge River
Plymouth was settled in 1825, when the Starkweather family built the first home on what is now Ann Arbor Trail. It became a village in 1867 and a city in 1932, and the downtown still gathers around Kellogg Park.
For decades this was the Air Rifle Capital of the World. The Plymouth Iron Windmill Company started here in 1882, made its first Daisy BB gun in 1888, and became the Daisy Manufacturing Company in 1895. Daisy built air rifles in Plymouth until it moved to Arkansas in 1958. Many of the homes in Old Village and the streets around downtown are from Plymouth’s early years, and they come with stone foundations, crawlspaces, and generations of additions.
The Middle Rouge River runs through town on its way from Northville. Hines Park follows it for 17.5 miles, and the whole park is floodplain, built to hold water when the river rises. Older homes, a river valley, and heavy clay soil all keep moisture close to the foundation. When it gets inside and stays, mold follows.
Where moisture shows up around Plymouth
Every home is different, but these are the conditions we look at first in this area.
Older Homes in Old Village and Downtown
Homes built in Plymouth’s early years often sit on stone or block foundations with no vapor barrier. Ground moisture moves right through them and into the basement air.
Crawlspaces and Basement Plumbing
Several of our recent Plymouth inspections took us into crawlspaces and around basement plumbing, where slow leaks and condensation keep wood damp out of sight.
Closets and Dead Air
Basement closets and storage rooms with no air return stay cool and still. On a recent Plymouth job we cleaned mold from two floor joists in a basement closet and added a cold air return.
Near the Rouge and Hines Park
Homes on lower ground near the Middle Rouge see wet soil and high water every spring. Sump pumps work hard, and a single failure can soak a finished basement.
Additions and Renovations
Many older Plymouth homes have been added onto more than once. The seams between old and new rooflines and foundations are common places for water to get in.
Cold Winters and Attics
Plymouth winters are cold enough to keep ice sculptures standing in Kellogg Park. That same cold brings ice dams, roof leaks, and frost on the underside of attic roof boards.

Documentation that helps a sale go smoothly

John found two additional areas of concern that another company missed. The crew did exactly what John described, answered all our questions, and literally left no footprint.
They were very professional and the work was completed on time and just as promised. The remediation in my mom’s home has allowed her to move back in.
MoldPro did an outstanding mold remediation job on my brother’s house. MoldPro being chemical free makes a world of a difference to me as well. It really goes a long way.

Common questions
Do you serve Plymouth and Plymouth Township?
Yes. We work throughout the city of Plymouth and Plymouth Township, plus Canton, Northville, Livonia, Westland, and Salem Township. Our office in Milan is about 35 minutes away.
Our older home has a stone foundation and a musty basement. Is that mold?
Older foundations let ground moisture through, so a musty smell is common, but it is worth checking. We take moisture readings, look at the places mold likes to hide, and tell you whether you are dealing with damp air, a leak, or active growth.
A basement closet smells musty, but the rest of the basement is fine. Why?
Closets and storage rooms with no air return hold cool, still air, and humidity settles there first. We clean any mold we find and can recommend changes like a cold air return to keep air moving.
We live near Hines Park and our sump pump runs all spring. Should we worry?
A busy sump pump is common on lower ground near the Rouge. The concern is what happens if it fails or cannot keep up. If water has reached finished walls, carpet, or stored items, an inspection can tell you whether mold has started.
We are selling our Plymouth home. Does your warranty transfer?
Yes. Qualifying remediation projects come with an 18 month warranty that transfers to the new owner, as long as there are no new water intrusions or moisture problems.
