Chemical-Free Mold Removal in Toledo, OH
Mold inspection, testing, and chemical-free remediation for homes and businesses across Toledo and Northwest Ohio. We find the moisture behind the mold and remove it at the source.
A Glass City built on the edge of the Great Black Swamp
Toledo grew up where the Maumee River meets Lake Erie. The canal and then the railroads made it one of the largest cities in Ohio by 1880, and when Libbey moved its glassworks here in 1888, Toledo became the Glass City.
South and west of the river lay the Great Black Swamp, roughly a million acres of wet forest on the bed of an old glacial lake. Settlers spent generations draining it with ditches and tile. The land is farms and suburbs now, but it is still flat, and the heavy clay underneath still drains slowly.
Toledo’s homes are older than most. About 31 percent were built before 1940 and roughly 70 percent before 1970. The Old West End, built mostly between 1875 and 1915, is considered the largest remaining collection of late Victorian and Edwardian homes in the country. Older foundations, lake humidity, and clay ground that holds water keep a lot of Toledo basements and crawlspaces damp, and damp is where mold starts.
Where moisture shows up around Toledo
Every home is different, but these are the conditions we look at first in this area.
Century-Old Homes
Homes in the Old West End and Toledo’s older neighborhoods often sit on stone or brick foundations with no vapor barrier. Ground moisture moves through the walls and into the basement air.
Flat Clay Ground
The old swamp bed is flat and full of dense clay, so rain and snowmelt sit in the soil instead of draining away. That water presses against foundations and keeps sump pumps busy.
Crawlspaces
Several of our recent Northwest Ohio jobs were crawlspaces. We dry ice blasted mold off the underside of the floor, then added a vapor barrier and rim joist insulation to keep it from coming back.
Lake Erie Humidity
Summer air off Lake Erie and the Maumee is heavy with moisture. In a cool basement, that humidity condenses on walls, ducts, and stored belongings.
Bathrooms Without Good Ventilation
Older homes often have small bath fans or none at all. On a recent Toledo job we removed mold above a shower, then sealed the walls and ceiling with a mold-resistant primer.
Post-War Basements
About 40 percent of Toledo homes were built between 1940 and 1969. Block basements, aging drain tile, and original sump pits are common places for water to get in.
Our services
From the first inspection to a verified result, we handle every step.
An inspection backed by lab testing
A musty basement in an older Toledo home could be damp air, or it could be active growth behind the walls. Lab testing tells you which mold is present and at what levels, so you are not guessing about what is in your air.
- Air, surface, and dust sampling options
- Every sample analyzed by an independent laboratory
- A written summary that explains what the lab report means

John found two additional areas of concern that another company missed. The crew did exactly what John described, answered all our questions, and literally left no footprint.
I used a mold kit to test before and after their work. Before, we had 2 to 6 colonies of mold throughout the house. Now, I have 0 to 2. The proof is in the pudding.
MoldPro did an outstanding mold remediation job on my brother’s house. MoldPro being chemical free makes a world of a difference to me as well. It really goes a long way.

Common questions
Do you serve Toledo even though you are based in Michigan?
Yes. Our office in Milan is about 40 minutes from Toledo, and we work throughout Toledo, Sylvania, Maumee, Perrysburg, Oregon, Holland, and the rest of Lucas and Wood counties.
Our older Toledo home has a musty basement. Is that mold?
Older foundations let ground moisture through, so a musty smell is common, but it is worth checking. We take moisture readings, look at the spots mold likes to hide, and tell you whether you are dealing with damp air, a leak, or active growth.
The crawlspace under our home smells damp. What can you do?
Crawlspaces over bare soil pull moisture up into the wood above. We remove the mold with dry ice blasting and HEPA vacuuming, then can add a vapor barrier and insulate the rim joists to keep it from returning.
Can you test the air in our home?
Yes. We offer air, surface, and dust testing, and every sample goes to an independent laboratory. We send you the lab report along with a written summary of what it means.
Is your process safe for kids and pets?
Yes. We remove mold with dry ice blasting, HEPA vacuuming, and other non-toxic methods. We do not rely on harsh chemicals, so nothing toxic is left behind when we finish.
