Your Home Inspection States You Have Mold. Now What?
Whether you’re preparing to sell your house or are looking to buy one, discovering the presence of mold during a home inspection can seem overwhelming.
If you’re the buyer or the seller, please understand that the mold being present shouldn’t be a deal breaker. If handled properly, your mold situation can be remedied to the satisfaction of all parties.
So how do you get started in taking care of the mold that’s in the home you want to buy or sell?
The first thing you do is contact us at MoldPro LLC, Michigan’s leader in chemical free mold remediation. We’ll survey the condition of your home to determine the extent and type of mold that is present.
Once we have a complete understanding of the mold situation that’s present, we can begin the remediation process to bring the home back to a healthy state.
For Home Sellers and Home Buyers
Over the years we’ve remediated mold from homes using a chemical free process that left both the seller and the buyer satisfied.
Our dry ice blasting process is all-natural and safe. It is approved not just for use in homes but in restaurants, bakery’s, food prep areas, and pharmaceutical manufacturing plants as well. It is not conductive and won’t harm the wiring or the wire insulation in the home.
This means that our process will not leave a chemical encapsulant (heavy primer) in a home that will make it obvious to any home inspector that there was a mold issue.
Many mold remediation companies will do this as part of their process, but not us.
When we’re finished with our chemical free process, the original surface, whether that be wood in an attic or cement in a basement, looks fresh and clean – not covered up with a paint.
Dry ice blasting, uses carbon dioxide, which is in our lungs when we exhale. It removes the stale odors that are commonly associated with mold growth in the home.
Mold removal companies that use chemicals to remove mold often aren’t aware of what chemical compounds may result from the mixture of mold killing chemicals with the mold spores. You can rest assured that we don’t use any chemicals that may make a resident of the home sick or give an adverse reaction.
For the Home Seller
If you are trying to sell your home and you discover that mold is present, we can help you restore your home so it won’t negatively impact the sale of your house.
Our process does not leave a strong chemical odor in your home, which is often a red flag to potential home buyers. Using chemicals to remove the mold also means a home buyer could come back and pursue legal recourse if they were to have an adverse reaction to those chemical compounds that were left behind.
Working with MoldPro LLC means there’s no need for an encapsulant paint-in an attic – another giant red flag the home has had mold.
Another problem with using chemicals and encapsulants is that they sometimes don’t thoroughly remove the mold, meaning it has the chance to return. Our process not only removes the surface of the mold, it removes the root of the mold as well.
Even after your work with us, we recommend that you fully disclose the past presence of mold in your home. We’ll provide you with all the information you need to present to your potential buyer to give them the reassurance that the mold has effectively been removed.
We’re even happy to personally speak with your buyer to walk them through our mold removal process to give them the piece of mind they deserve prior to buying your home.
For the Home Buyer
So you found the home of your dreams, but during the home inspection it was discovered that there was mold present.
If you work with us, our dry ice blasting process will actually remove the mold, and the mold root which will prevent future mold growth. It doesn’t just “treat”, “seal” or “encapsulate”, it removes it.
Think about it like this – the home has a disease. Do you want to just treat it or cover? Of course not!
You want it completely removed because if you’re buying a home, you want your family to live and breathe in the cleanest and safest environment possible. Only with MoldPro LLC, do you get this attention to detail when remediating mold.
Also it’s worth noting that if you have a child or family member that has allergies, asthma, chronic cough, respiratory issues or chronic fatigue it’s imperative that any mold issues are taken care of completely prior to moving in.
MoldPro LLC is the only company in Southeast Michigan who can remediate mold without adding chemicals to your new home, which can cause further heath issues.
We are passionate about getting to the cause of the mold, fixing it and bringing the home to a healthy state before anyone moves in.
