Good news. A mold inspection is more straightforward, and a lot less invasive, than people expect. Here’s exactly what happens, start to finish.

Before We Arrive

It starts with a conversation. When you call, we’ll ask a few questions about what’s going on. What are you seeing or smelling? Have you had any leaks, floods, or water damage? Is anyone in the home not feeling well?

That helps us come prepared and know where to focus once we’re there. Then we set up a time that works for you.

Step 1: We Talk Through What You’re Noticing

When we arrive, we start with you. You show us what caught your attention, whether that’s a spot on the wall, a musty smell, or a room that always feels damp.

We’ll ask some questions too. When did you first notice it? Has it gotten worse? Any recent plumbing issues, or a roof that’s given you trouble? The answers point us toward the cause.

Step 2: We Look, Inside and Out

Then we look the place over. Not just the obvious spots, but the areas mold likes to hide.

That means basements, attics, crawl spaces, under sinks, around windows, and near your HVAC. Mold often grows where you don’t usually look, so a good inspection goes to those places on purpose. We check outside too, since a lot of moisture problems start with drainage, gutters, or the way the ground slopes around the house.

Step 3: We Check for Moisture

Since mold needs moisture, finding the damp spots is a big part of the job.

We use moisture meters to find dampness you can’t see, including behind walls and under floors. Think of it a bit like a metal detector, but for moisture. This lets us find wet areas without tearing anything open, which surprises people. A good inspection is mostly non-invasive.

Step 4: We Find the Source

This is the part that actually matters. Anyone can spot mold on a wall. The real value is figuring out why it’s there.

We trace the moisture back to its source, whether that’s a slow leak, high humidity, poor ventilation, or water getting in from outside. Without finding the cause, any cleanup is temporary. So this step is where an inspection earns its keep.

Step 5: We Take Samples if It Helps

Sometimes we’ll take air or surface samples to send to a lab, and sometimes we won’t. It depends on your situation.
